At PMIL Construction, our work is guided by a structured process designed to bring clarity, confidence, and precision to every project. The PMIL Process ensures each phase, from early evaluation to final close-out, is intentional, transparent, and aligned with our client’s goals.
1. Evaluation
We begin by thoroughly evaluating the project, gathering key information, aligning expectations, visiting the site, and assessing timing and financial viability. Early concept sketches help establish the initial vision and confirm a clear path forward.
2. preliminary development
During preliminary development, we refine scope and direction. In a Design-Build delivery, PMIL serves as your single source of responsibility, providing test fits, elevation concepts, and a preliminary budget and schedule. If a design team is already engaged, we collaborate closely to ensure constructability, cost alignment, and schedule coordination.
3. owner decision
The owner decision phase allows ownership to move forward with confidence, supported by a clear understanding of preliminary cost, timeline, and design intent. A Letter of Intent may formalize direction, and a design deposit initiates the preparation of permit drawings.
4. Permit Drawings & Final Development
With direction established, we advance into permit drawings and final development where budgets and schedules are finalized, design is completed, submittal requests are issued, contracts are executed, and billing structures are confirmed, preparing the project for construction.
5. Construction & Close-Out
Construction begins with permitting coordination and structured weekly meetings. Once permits are approved, work proceeds with disciplined project management and financial transparency. At close-out, we complete punch list items, deliver turnover documentation, issue the certificate of completion, and provide all final waivers.
